Commercial Construction in Calgary, Planned Around Code and Permits

TAM Building provides commercial construction in Calgary for business owners, landlords and developers: tenant improvements, retail and office build-outs, interior alterations, and small commercial additions and structures. We coordinate the structure, the permits and the inspections so your space reaches its final inspection ready to open.

Commercial work is permit-led. In Calgary, most tenant improvements and repairs do not need a development permit, but they do need a building permit, and new buildings and additions need an approved development permit before a building permit can be issued. We confirm which route applies before we price and schedule, and we plan the drawings to match.

Layouts change and walls move, so structural questions come up in commercial spaces too. Engineering oversight comes from a P.Eng. registered with APEGA, and our engineering partner, Tam-Crete Engineering, prepares stamped structural drawings when a project calls for them. If you want one team to run the whole job, see general contracting.

How Commercial Permits Work in Calgary

📄

Building Permit

Repairs or alterations to existing buildings, and changes of occupancy or use of a space, need a building permit. It reviews the work against the Alberta Building Code.

📋

Development Permit

New commercial projects, including new buildings and additions, need an approved development permit before a building permit can be issued. Most tenant improvements and repairs do not, unless the work alters the approved development permit.

✅

Occupancy & Business Licence

The occupancy permit is the final approval that a building is safe to occupy. The contractor books the final inspection, and new businesses arrange their business licence after the occupancy permit is received.

Note: These points come from the City of Calgary's building permit process guide. Check the permit route before you sign a lease or set an opening date, and we can review the space with you first.

Commercial Construction in Calgary: Common Questions

What commercial construction work does TAM Building do in Calgary?

Tenant improvements, retail and office build-outs, interior alterations, structural modifications, and small additions and structures. For a larger project where you want one team to manage trades, permits and schedule, see general contracting.

Does a tenant improvement need a development permit in Calgary?

Most tenant improvements and repair projects do not need a development permit, unless the work alters the approved development permit. They do need a building permit. New commercial buildings and additions are different: they need an approved development permit before a building permit can be issued.

How long does a commercial building permit take in Calgary?

The City of Calgary states that a building permit for a minor tenant improvement may be issued within 21 calendar days, and larger projects within 56 calendar days, when the code requirements are met and all documents are provided. These are targets rather than guarantees, and resubmissions add time.

Do I need stamped drawings for a commercial project?

Where professional involvement is required, drawings submitted with the building permit application must carry the stamp of the designing professionals, such as an architect or engineer. Tam-Crete Engineering, our engineering partner, can prepare stamped structural engineering drawings for commercial projects.

Who books the final inspection and occupancy permit?

The contractor. After all required inspections are signed off, the contractor books the final or occupancy inspection through 311. If occupancy is granted, the new business then arranges its business licence.
